First Views of the Property in natural state Northwest Corner North/Northeast East Southeast Southwest (well under the silver tarp) Location - I wanted a property that was remote enough to be a little out of the way, which it is when driving from Temecula.  But, I also wanted it to be within proximity of neighbors in the event of an emergency, so that there could be immediate help if needed.  I didn't want a 100% off-grid location, where the nearest hospital is more than an hour away.  This location, in my opinion, strikes a balance between being far away enough and yet close enough to buy groceries at your local Sprouts. Land characteristics - Approximately 300'x300' or two football fields side by side .  Properties east and west of Temecula are hilly/sloped for the most part, and those that have flat pads are usually very small--less than 10,000 square feet of flat land. Property Location: Aguanga, California

Reed Valley Acres  The 2.5 acre property is located at the end of the paved section of Reed Valley Road, in the middle of a rural tract.  It is surrounded by 15 other properties, and has access to county utility and internet service. The property itself is flat with a slight east-west downward slope, with a seasonal stream bed bordering the south property line.  Elevation is roughly 3000 feet, and has mild/moderate temperatures with a few months of hot temperatures. There is regular wind blowing through it, so it never feels that hot.  However, this would be improved with more trees planted on the property. The property is located in the Chaparral Community of plants, and the soil is classified as sandy-DG (decomposed granite).  The soil is mineral rich, and has a good pH.  But it will require amendment to improve the organic matter. The property is a 35-40 minute drive from the heart of Temecula, which has all the basic amenities of a suburban center....

Personal Enjoyment and Other Uses First and foremost, I wanted to have a weekend getaway spot for my family and friends.  But, also a pretty self-sufficient property that has water and electricity and able to grow my own food if I wanted.  I think this property has achieved the water and power goals.  All else can build on that. Additionally, besides a community retreat, I'd like to develop these other areas: Small weddings and Church retreat - with a small chapel.  This can also be an income generating option Mini-Homestead - with orchards, garden beds, hoop greenhouses, and smaller livestock where we can have a small degree of self-sufficiency. This will be for our own consumption, but gives us the ability if needed to share the bounty of the land with those in need. Glamping - where income can be generated--either by renting out the decks for tents or smaller A-Frames or other similar type structures. Improvements to the Property & Zoning

  These are the following improvements made to the property: Welded wire mesh and T-post fencing around the perimeter, with 6" pressure treated wood posts on two corners secured with concrete foundations.  The other two corners are tied into the neighors existing fence posts. 14' double gate 20' storage container 5000 gallon water tank Water pump downstream from water tank, solar powered (controller, 4 panels, four batteries) 400 Watt solar power system, with controller, battery, and 1000 watt inverter (4 100 watt panels) Two generators - 4000 and 7500 running watts with 110 and 240 volt capability (the larger generator will be primarily used for powering the well pump) A-Frame cabin, 10'x10' (not completed yet, but 80% of the way there) Compost toilet outhouse Artesian flow Well - 320' well, with 12gpm flow.  Water is available at 140', but the additional depth will allow for 20-30 years of available use (but who really knows the future, eh?)
