The 2.5 acre property is located at the end of the paved section of Reed Valley Road, in the middle of a rural tract.  It is surrounded by 15 other properties, and has access to county utility and internet service.

The property itself is flat with a slight east-west downward slope, with a seasonal stream bed bordering the south property line.  Elevation is roughly 3000 feet, and has mild/moderate temperatures with a few months of hot temperatures. There is regular wind blowing through it, so it never feels that hot.  However, this would be improved with more trees planted on the property.

The property is located in the Chaparral Community of plants, and the soil is classified as sandy-DG (decomposed granite).  The soil is mineral rich, and has a good pH.  But it will require amendment to improve the organic matter.


The property is a 35-40 minute drive from the heart of Temecula, which has all the basic amenities of a suburban center.  These include: hospitals and medical offices, grocery stores, restaurants, churches, home improvemnt, auto repair, etc.  It is 30 minutes to Temecula's wine country.



It is also centrally located to many local area attractions as shown below.  All of the major destinations can be reached within 1.5 hours, whether it's the mountains or the ocean.
