About the Property
First Views of the Property in natural state
- Location - I wanted a property that was remote enough to be a little out of the way, which it is when driving from Temecula. But, I also wanted it to be within proximity of neighbors in the event of an emergency, so that there could be immediate help if needed. I didn't want a 100% off-grid location, where the nearest hospital is more than an hour away. This location, in my opinion, strikes a balance between being far away enough and yet close enough to buy groceries at your local Sprouts.
- Land characteristics - Approximately 300'x300' or two football fields side by side. Properties east and west of Temecula are hilly/sloped for the most part, and those that have flat pads are usually very small--less than 10,000 square feet of flat land. These properties would normally require additional costs to grade and clear land in order to have usable space. Further, most properties with large acreage have a lot of unusable areas due to steep slopes. This property has practically 2.5 acres of flat land that can be a blank canvas to design the desired landscape. I also found out from the water delivery service that the specific area the lot is located is known to have good well water.
- Water - I had a well drilling company put in a 320 feet well, with 12 gallons/minute flow. A well pump is in place with artesian flow, so irrigation and potable water for human consumption is readily available. There is a 5000 gallon water tank connected to a water pump to handle all irrigation and other uses on the land.
- Soil - The lot is at the western base of Cahuilla Mountain, and it is naturally sandy with decomposed granite. I've done a soil test, and the pH and mineral content is good. It will require organic matter amendment, such as compost or biochar. This can be easily supplemented, but I believe that with the right trees, shrubs, and grasses that are appropriate for the zone (zone 9b), the organic matter will naturally develop over time once plants and trees establish and grow. The soil is very easy to work with when digging so that makes it easy to put in foundations and fence posts.
- Climate - The climate ranges within an acceptable range, with the highs in the low 100's and winters are mostly mild with snow during exceptionally cold winters. There is usually a steady breeze, which keeps it cooler than it is.
- Zoning - The property is zoned R1A2, so we can use this for agricultural production. I will need to confirm zoning limits on structure limits, which I assume is currently 100 square feet. My goal is to avoid anything at all to do with the county for permits and inspections as much as possible. Livestock and horsese are also permittable, as well as other potential small businesses.
